Almost nobody regrets moving to Peachtree City. What people do say is that several things surprised them, and that one or two of those things would have changed which house they bought. This page is that list.
It is a planned city, and the plan is nearly finished
Peachtree City was chartered on 9 March 1959 after developers assembled more than 12,000 acres of Fayette County farmland. It was designed as a set of villages separated by green space rather than as one grid of subdivisions, and the 2020 census counted about 38,000 residents.
That number matters. The city’s planning commission adopted a build-out plan in the mid-1970s capped at 40,000 residents. Peachtree City is close to the end of what it set out to build, which is why there is so little new construction here and why the market is smaller than the towns around it. If you want a builder’s house on a new street, you will mostly be looking in Fayetteville, Tyrone or Coweta County.
The cart paths are infrastructure, not an amenity
The city maintains more than 100 miles of shared-use paths for walkers, cyclists and motorized carts, running behind the neighborhoods and connecting them to schools, shopping, the lakes and the amphitheater. Plenty of households here use a cart the way households elsewhere use a second car.
The practical rules, which people learn late:
- Carts are registered with the city, and only to an owner aged 18 or over.
- Registration is due within ten days of buying the cart.
- A resident registration for the 2026-2028 cycle costs $45. A non-resident pays $250 a year – a $15 decal plus a $235 path user fee.
- You must tell the city within ten days if you sell the cart, and within 60 days if you change address.
- Who may drive, and under what supervision, is set out in Ordinance 1253, chapters 70 and 78. Read it before you promise a teenager anything.
And the buying question that follows from all of it: does this lot actually touch the path network, or does getting onto it mean a drive? Two houses on the same street can differ on that.
Choose the village before you choose the price
The city is organized into villages – Aberdeen, Braelinn, Glenloch, Kedron and Wilksmoor, the last annexed in the early 2000s. Each is a cluster of subdivisions tied into the path network, and they differ in age, lot size, and how far you are from the lakes and from Highway 54 and Highway 74.
Because the villages were built in different decades, the housing stock inside them is genuinely different, and so is what a given budget buys. Working out which village suits you is a more useful first move than setting a price and looking everywhere.
What houses cost here right now
On September 22, 2026, the Georgia MLS showed 155 residential homes for sale inside the Peachtree City limits with another 48 under contract. Half asked more than $659,900 and half less. The middle half of the market ran from $549,700 to $780,495, and the full range went from $259,000 to $6,995,000. By size, the median worked out at $234.18 per square foot, on a median home of 2,816 square feet. 61 of the homes then for sale had appeared in the previous 30 days, and the median listing had been showing for 48 days.
Those are asking prices – what sellers hoped for on one day – not what buyers paid. The Peachtree City market report is rebuilt monthly from the same query if you want the current set.
What your tax bill is actually made of
Georgia taxes 40 percent of a home’s fair market value, so a $500,000 house is taxed on $200,000 before exemptions. Inside Peachtree City, four rates apply to that: the Fayette County Board of Education at 19.600 mills, Fayette County general at 3.763, the county-wide 911 district at 0.210 and the City of Peachtree City at 5.840 – 29.413 mills in total. Those are the 2025 rates, the county’s adopted on 8 December 2025; the city held 5.840 again in its FY27 budget, well down from 7.178 in 2012.
The county also levies a fire district at 2.820 mills and an EMS district at 1.000, and both of those cover all of Fayette County except Peachtree City and Fayetteville. That is worth knowing if you are comparing a house in the city with one on an unincorporated road a mile away: the unincorporated address pays 3.820 mills the city address does not, but pays no city millage at all.
The school board is the biggest line by a distance, which is why the next paragraph is the most valuable thing on this page.
Apply for the homestead exemption. Diarise 1 April
Fayette County voters approved HB 1166 in November 2020. It exempts the growth in the school-taxable value of a homesteaded property above a base year, with the base rising each year by the lesser of 3 percent or inflation. Fayette’s school board later opted out of the state’s HB 581 floating exemption specifically to keep HB 1166.
The rules that catch people: you must own and occupy the home as your legal residence on 1 January, and apply on or before 1 April for that tax year. The exemption does not transfer from the seller, and your base year is set by your purchase, not theirs. Applications are taken in person by the Fayette County Tax Commissioner. There are further exemptions at 62 and at 65, and for disabled veterans.
The state’s own inflation cap under HB 581 was set at 2.7 percent for 2026, and the city used an average homesteaded value of $508,000 when it worked out what that meant locally.
Utilities here come from three different places
This surprises almost everyone who moves in.
- Water comes from Fayette County Water System, a county department.
- Sewer comes from the Peachtree City Water and Sewerage Authority, a separate body. The county bills both together.
- Stormwater is a separate city utility with its own bill, created to meet the Clean Water Act requirements the state environmental division enforces.
- Garbage and recycling are not a city service. You choose a private hauler, and every company operating here has to include recycling in its base rate.
Ask which of these serve a specific address before you buy, especially near the edges of the city, and ask to see a year of bills.
Schools
Fayette County Public Schools runs 27 schools and over 21,000 students county-wide, and reported a 95.3 percent on-time graduation rate for the class of 2025. Inside the Peachtree City limits are Braelinn, Crabapple Lane, Huddleston, Kedron, Oak Grove and Peachtree City elementary schools, J.C. Booth Middle School and McIntosh High School. Peeples Elementary, Rising Starr Middle and Starr’s Mill High School carry Fayetteville addresses but serve part of southern Peachtree City.
Zoning follows the address. Confirm it with the district for the exact house, and get performance information from the district or the Georgia Department of Education rather than from a listing.
Traffic, and the junction that just changed
Highway 54 and Highway 74 are the two main roads through the city and they cross in the middle of it. GDOT rebuilt that junction as a displaced left turn, reducing the signal from eight phases to four; the new pattern went live on 30 July 2026 and the $18 million cost was met entirely by the state. If somebody warned you about 54 and 74, they may have been describing the old layout.
For Atlanta, the route is Highway 74 north through Tyrone to I-85. Hartsfield-Jackson is about 25 miles away. There is no MARTA here and no county bus system, so plan on driving.
What Peachtree City is not
It is not cheap relative to its neighbors, it is not a place with much new construction left, and it is not a transit town. It is also not only a bedroom community: Hoshizaki America has its US headquarters here, and Panasonic Automotive, Cooper Lighting Solutions, Gerresheimer and Rinnai all have operations in the city.
What you are buying is a plan that was followed. Three lakes – Lake Peachtree, dammed on Flat Creek in 1957, Lake Kedron, and Lake McIntosh, opened in 2013 – the 2,500-seat Frederick Brown Jr. Amphitheater, the 70-acre Line Creek Nature Area, over 40 parks and recreation sites, and the paths tying it together.
The short list to work through before you make an offer
- Which village is it in, and does the lot connect directly to the path network?
- What did the tax bill come to last year on this exact parcel, and what would your homestead base year be?
- Which elementary, middle and high school is this address zoned for, confirmed with Fayette County Public Schools?
- Who supplies water, sewer and stormwater here, and can you see twelve months of bills?
- Is there an HOA, and what do the covenants say about carts, parking and exterior work?
- How long does it take to reach Highway 54 and Highway 74 from the driveway at 7:45am?

What should I know before moving to Peachtree City?
Four things people learn late: the cart path network has registration rules and a fee, and not every lot connects to it; water, sewer, stormwater and garbage come from four different places; the Fayette homestead exemption must be applied for by 1 April and does not transfer from the seller; and the city is close to its planned build-out, so there is little new construction.
How much do homes cost in Peachtree City?

What are property taxes like in Peachtree City?
