About Senoia

Senoia is a small Coweta County city about nine miles south of Peachtree City, with a Main Street that has been on the National Register of Historic Places since 1989 and on television as the town of Woodbury. Its population rose by about half between 2010 and 2020, so the housing is a historic core with a ring of newer neighborhoods around it. Coweta County School System runs the public schools, and Highway 74 north is the road to Peachtree City and I-85.

What Senoia is like

Coweta County was created in 1825, after the Treaty of Indian Springs, and takes its name from Coweta, one of the largest towns of the Muscogee (Creek) Nation. Newnan is the county seat. Senoia sits in the eastern part of the county, and was settled in 1860 by the Rev. Francis Warren Baggarly; the name Senoia came into use in 1864, and the city was incorporated on December 12, 1866.

The 2020 census counted 5,016 residents, up 51.7% from 3,307 in 2010. That is the fact that shapes the housing: an intact nineteenth-century core, and a lot of neighborhoods built since 2010 fanning out from it.

Senoia is not a suburb that happens to have an old downtown. It is an old town that suburbs grew around, and the downtown is the reason most people look here.

Main Street and the historic district

The Senoia Historic District was listed on the National Register of Historic Places on March 17, 1989. Downtown is a working Main Street – shops, restaurants, the farmers market, the historical society museum – not a preserved one, and it is compact enough to walk end to end.

Being able to walk to it is the single biggest difference between neighborhoods here. Homes in and next to the historic district are older, on smaller lots, and within a few minutes’ walk of Main Street. Homes in the newer subdivisions outside the core are bigger and newer and a short drive out. Neither is better; they are different purchases, and it is worth deciding which one you are making before you start comparing houses.

The film business

Senoia has been a film town since the 1980s, when Riverwood Studios opened on about 140 acres outside the city. Driving Miss Daisy and Fried Green Tomatoes were both shot there. The studio now operates as Raleigh Studios Atlanta.

The production most people know is The Walking Dead, whose principal photography moved to the Senoia studio after its first season. Downtown Senoia itself played the walled town of Woodbury in the show’s third season. That brought visitors, and it brought money into the storefronts, which is part of why the downtown looks the way it does now.

If you are buying close to Main Street, it is worth knowing that filming and the visitors it draws are a normal part of life here – occasional street closures, occasional busy weekends.

Parks and the outdoors

Marimac Lakes is the city park: walking trails, fishing with a current Georgia fishing license, and a lodge that can be rented for small events. There are also recreational trails along Rockaway Road.

Senoia is at the edge of the metro rather than inside it, so the countryside starts quickly in every direction except north. That is a large part of the appeal for buyers coming out of Fayette and south Fulton, and it is also why commutes here need checking rather than assuming.

Schools

Public schools are run by the Coweta County School System, a county-wide district. The high school serving the Senoia area is East Coweta High School, which is at 400 McCollum-Sharpsburg Road in Sharpsburg and takes in roughly 3,300 students; the county’s other comprehensive high schools, Newnan High School and Northgate High School, are in Newnan.

Attendance follows the address, so confirm the zoned elementary, middle and high schools for a specific house with the district, and get current performance information from the district or the Georgia Department of Education rather than from a listing.

Getting around

Highway 16 runs east and west through Senoia – west about ten miles to Newnan, east toward Griffin. Highway 74 and Highway 85 run together into the southeast side of town and meet Highway 16 there.

Highway 74 north is the main route out: about nine miles to Peachtree City, then on through Tyrone to I-85 at Exit 61 in Fairburn. That is the road to Hartsfield-Jackson and to the south side of Atlanta, and it is also the road that fills up in the morning. Highway 85 north is the alternative, running into Fayetteville.

A Senoia mailing address, like most in this part of the state, reaches past the city limits into unincorporated Coweta County. With about 5,000 people in the city and far more sharing the postal address, it is worth confirming which side of the line a house is on.

Buying in Senoia: what to check

  • Whether the house is inside Senoia city limits or in unincorporated Coweta County – the mailing address covers both.
  • How far it really is from Main Street on foot, if walkability is what drew you here.
  • For older homes near the historic district, whether any historic-preservation rules apply to exterior work.
  • The zoned schools for the address – confirm with the Coweta County School System.

Two things apply anywhere in Georgia. Closings are conducted by a licensed Georgia attorney, not a title or escrow company. And once you own the home and live in it as your legal residence on January 1, you can apply for the homestead exemption with Coweta County – the usual deadline is April 1 for that tax year. Some local governments offer additional exemptions, so ask the county what applies to your address.

Common questions about Senoia

Is Senoia a good place to live?

Senoia suits buyers who want a small town with a genuine historic Main Street rather than a subdivision with a sign at the entrance. It is about nine miles south of Peachtree City, the downtown is walkable, and the countryside starts immediately outside it. The trade-off is the commute: everything north goes up Highway 74 or Highway 85. The live listings on this page show current prices.

Was The Walking Dead filmed in Senoia, Georgia?

Yes. Principal photography moved to the studio outside Senoia – once Riverwood Studios, now Raleigh Studios Atlanta – after the show’s first season, and downtown Senoia’s Main Street played the town of Woodbury in season three. Driving Miss Daisy and Fried Green Tomatoes were shot at the same studio in the 1980s and 1990s.

What school district is Senoia, GA in?

The Coweta County School System. The high school serving the Senoia area is East Coweta High School, on McCollum-Sharpsburg Road in Sharpsburg. Confirm the zoned elementary, middle and high schools for any specific address with the district.

How far is Senoia from Peachtree City and Atlanta?

Peachtree City is about nine miles north on Highway 74. Carrying on up Highway 74 through Tyrone reaches I-85 at Exit 61 in Fairburn, which is the route to Hartsfield-Jackson and the south side of Atlanta. Highway 16 runs west about ten miles to Newnan.
