What Newnan is like
Newnan is the seat of Coweta County, about 40 miles southwest of downtown Atlanta on I-85 and about 25 miles southwest of Hartsfield-Jackson. Its motto is the City of Homes, and the nickname comes from its housing: Newnan served as a hospital town during the Civil War and was spared, so it kept an unusual number of antebellum homes.
That gives Newnan a split personality that works well for buyers. There is a historic core with older homes on tree-lined streets around the courthouse square, and a newer, faster-growing side along I-85 with subdivisions, golf communities and the big retail centers.
Downtown and the historic districts
The square is anchored by the Coweta County Courthouse, built in 1904 with a dome over 100 feet tall and a four-faced clock, and listed on the National Register of Historic Places. The city recognizes seven historic districts: Chalk Level, Cole Town, College-Temple, Downtown, Greenville-LaGrange, the Newnan Cotton Mill and Mill Village, and Platinum Point. Chalk Level was added to the National Register in January 2026.
A few blocks from the square, Greenville Street Park is a two-acre city park with a small amphitheater stage and pavilion that hosts Jazz in the Park. If you are buying in or near one of the historic districts, ask early about any design review that applies to exterior changes.
Neighborhoods and housing
Outside the historic districts, most of Newnan’s housing is single-family subdivisions, especially on the east side toward I-85. Summergrove is a community built around the 18-hole Summer Grove Golf Club; Rayshell has sold listings there, including in Oakpark at Summergrove, and in Woodstream, south of Highway 34.

Schools
Public schools are run by the Coweta County School System, which has three high schools: Newnan High School, Northgate High School and East Coweta High School in Sharpsburg. Zones have shifted as the county has grown – in 2022 a group of students in the corridor between Highway 34 and I-85 was moved from East Coweta to Northgate – so confirm the zoned schools for any specific address with the district, and get current performance information from the district or the Georgia Department of Education.
Parks, shopping and healthcare
Chattahoochee Bend State Park, in northwest Coweta County, covers about 2,900 acres with roughly five miles of river frontage. Ashley Park, at I-85 Exit 47 on Bullsboro Drive, is the main shopping and dining center, with a movie theater. Piedmont Newnan Hospital is on Poplar Road.
Commuting from Newnan
I-85 serves Newnan at Exits 41, 44 and 47, and runs northeast past Hartsfield-Jackson into Atlanta. For private flying, the Newnan-Coweta County Airport has a 5,500-foot runway. Peachtree City is a short drive east across the county line.
