About Union City
Union City is a south Fulton County city on I-85 at Exit 64, close enough to Hartsfield-Jackson that the airport is a short run up the interstate. It was incorporated in 1908 and counted 26,830 residents in 2020, and Fulton County Schools runs the public schools. Its city limits interlock with Fairburn and the City of South Fulton, so checking which city a house is actually in is the first thing to do here.
Nothing in this area matches those filters. Try widening them.

What Union City is like
Union City is in south Fulton County, on the I-85 corridor between Atlanta and Newnan. The Georgia General Assembly incorporated it in 1908. There are two accounts of the name: that it came from the union of rail lines at a junction here, or that it commemorates a Farmers Union that operated in the area. The 2020 census counted 26,830 residents.
It is a working city rather than a planned one – a mix of established subdivisions, newer townhome and single-family developments, and a substantial amount of commercial and distribution property along the interstate. The draw for buyers is location: the airport, the south side of I-285 and the Fulton County job corridor are all close.
City limits: Union City, Fairburn and South Fulton
This is the check that matters most in this part of the county. Union City, Fairburn and the City of South Fulton – which was created in 2017 out of what had been unincorporated south Fulton – all sit next to each other, and their boundaries are not intuitive from a map of mailing addresses.
A house with a Union City address may be in Union City, or it may be in one of the neighboring cities, each of which has its own services, its own tax bill and its own rules. Two houses on the same road can be in different cities. Confirm the jurisdiction for any address you are serious about before you make an offer; it is a quick check and it changes real numbers.
The old mall site and the R3 plan
Shannon Mall opened beside I-85 in 1980 and was the center of retail in this part of the county for a decade. It declined through the 1990s as newer centers opened elsewhere, was renovated and renamed Union Station in 2006, closed in November 2010, and was demolished from late October 2014.
Atlanta Metro Studios, a film studio with about 135,000 square feet of soundstages, now operates on part of the property. The city’s R3 master plan sets out how the wider corridor is to be redeveloped, and a public park with an outdoor amphitheater has been under construction near Shannon Parkway and Mall Boulevard as part of it.
If you are buying near that corridor, it is worth reading the R3 plan on the city’s website. It tells you what the streets around the house are intended to become, which is more useful than guessing.
Parks and community facilities
The city runs several parks: Eagles Nest Sports Complex on Roosevelt Highway, Mayors’ Park on Union Street next to City Hall, Ronald Bridges Park on Lakeside Drive, and Veterans Park on Royal South Parkway. The Gathering Place is the city’s community center.
City Hall is at 5047 Union Street. The city has also been adding public safety and emergency medical facilities as it grows, which is the kind of thing worth checking on the city website rather than taking from a listing.
Schools
Union City is served by Fulton County Schools. The high schools taking in parts of the Union City area include Creekside High School, Langston Hughes High School and Benjamin E. Banneker High School.
Because three high school zones touch this area, the school a house is assigned to is genuinely address-specific rather than something you can infer from the neighborhood. Confirm the zoned schools with the district, and get current performance information from the district or the Georgia Department of Education.
Commuting from Union City
I-85 Exit 64 – Highway 138, signed for Union City and Jonesboro – is the city’s interchange. Exit 61, Highway 74, is the next one south and is signed for Fairburn and Peachtree City. Hartsfield-Jackson is a short run north on I-85, and downtown Atlanta follows it.
US-29, the Roosevelt Highway, is the older surface route running parallel to the interstate through the center of the city. South Fulton Parkway heads west toward Chattahoochee Hills and the rural western end of the county.
Highway 74 south from Exit 61 runs into Tyrone and Peachtree City, which is how a household with one commute north into Atlanta and one south into Fayette County ends up looking in this corridor in the first place.
Buying in Union City: what to check
- Which city the house is actually in – Union City, Fairburn or the City of South Fulton. The mailing address does not settle it.
- The zoned high school for the address, since Creekside, Langston Hughes and Banneker all take in parts of this area.
- What the R3 master plan shows for the streets around the house, if you are buying near the old mall corridor.
- For townhomes, the HOA fee and exactly what it covers.
Two things apply anywhere in Georgia. Closings are conducted by a licensed Georgia attorney, not a title or escrow company. And once you own the home and live in it as your legal residence on January 1, you can apply for the homestead exemption with Fulton County – the usual deadline is April 1 for that tax year. Some local governments offer additional exemptions, so ask the county what applies to your address.
Common questions about Union City
Is Union City, GA a good place to live?
Union City suits buyers who want to be close to Hartsfield-Jackson, I-85 and the south Fulton job corridor, with a mix of established subdivisions and newer townhome developments. The city is redeveloping the corridor around its former mall under a master plan called R3. The live listings on this page show current prices.
Is a Union City address inside the city of Union City?
Not always. Union City, Fairburn and the City of South Fulton – created in 2017 – adjoin each other, and the boundaries do not follow the mailing addresses. Two houses on the same road can be in different cities, with different services and tax bills. Confirm the jurisdiction for any address before you make an offer.
What schools serve Union City, GA?
Fulton County Schools. Creekside High School, Langston Hughes High School and Benjamin E. Banneker High School all take in parts of the Union City area, so the assigned school is address-specific. Confirm the zoned schools for a particular house with the district.
What happened to Shannon Mall in Union City?
It opened in 1980, was renovated and renamed Union Station in 2006, closed in November 2010 and was demolished starting in late October 2014. Atlanta Metro Studios, a film studio with roughly 135,000 square feet of soundstages, now operates on part of the property, and the city is redeveloping the wider corridor under its R3 master plan.
