What Fayetteville is like
Fayetteville is the seat of Fayette County, with about 19,000 residents at the 2020 census. It has two identities that sit side by side: an old courthouse-square town, and one of the busiest film production centers in the Southeast.
More of Rayshell’s listings have been in Fayetteville than in any other town. It is also where buyers most often need help sorting out addresses: a Fayetteville mailing address covers a lot of unincorporated Fayette County, so a home listed in “Fayetteville” may be outside the city limits. That affects some services and the tax bill, so it is worth checking for any house you are serious about.
Downtown and its history
The Fayette County Courthouse on the square was built in 1825 and is widely cited as the oldest surviving courthouse in Georgia; it was listed on the National Register of Historic Places in 1980. One block west, the Holliday-Dorsey-Fife House is a museum in the house built by Dr. John Stiles Holliday, uncle of Doc Holliday.
Downtown also has The Ville, a 1,500-seat amphitheater at Lafayette Avenue and Tiger Trail. It was previously known as Southern Ground Amphitheater and took its current name in 2023.
Trilith
Trilith Studios opened in 2014 as Pinewood Atlanta Studios and took the Trilith name in October 2020. The studio sits on roughly 700 acres. Across Veterans Parkway, the Town at Trilith is a 235-acre mixed-use community of homes, shops and restaurants built next to the studio. For buyers it adds a walkable, mixed-use neighborhood option that is unusual in Fayette County.
Neighborhoods and housing
Most of Fayetteville is single-family subdivisions on wooded lots, with a wide range of ages. Rayshell has sold listings in Fayetteville neighborhoods including Heritage Lake, Hamilton Square, Stanley Oaks and Beverly Manor Estates, and newer communities such as Riverbend Overlook have added recent construction. Golf-course living is available around Whitewater Creek Country Club.
South of town is Starr’s Mill, the 1907 mill on Whitewater Creek. It is in unincorporated Fayette County, not inside Fayetteville, and the mill grounds are a small park.

Schools
Public schools are run by Fayette County Public Schools. Three high schools have Fayetteville addresses: Fayette County High School, Whitewater High School and Starr’s Mill High School. Which one a house is zoned for depends on the address, so confirm with the district, and get current performance information from the district or the Georgia Department of Education rather than from a listing.
Shopping, healthcare and getting around
Fayette Pavilion, on Highway 85, is a large open-air shopping center. Piedmont Fayette Hospital is on Highway 54 West.
Highway 85 is the main road north from Fayetteville toward Riverdale, I-75 and I-285 on the airport side of the metro. Highway 54 runs west to Peachtree City and east toward Jonesboro, and Highway 314 is another route north. Both 85 and 54 can be slow at rush hour, so drive your commute at the time you would actually make it before you buy.

- The HOA covenants for the subdivision, if there is one.
