About Sharpsburg
Sharpsburg is a town of 327 people in east-central Coweta County, five highway miles from Peachtree City - and the 30277 mailing address it gives its name to covers a far larger stretch of unincorporated county than the town itself. Almost every home you will see listed as Sharpsburg is in the county, not the town. The Coweta County School System runs the public schools, and East Coweta High School has a Sharpsburg address.

The one thing to understand about Sharpsburg
Start with the numbers, because they explain everything else. The 2020 census counted 327 residents in the Town of Sharpsburg. The Sharpsburg mailing address, ZIP code 30277, covers a large part of east-central Coweta County.
So when a listing says Sharpsburg, it almost always means the postal address, not the town limits. The house is very likely in unincorporated Coweta County: county services, county taxes, county permitting, no town government involved. That is not a problem – it is just a different thing from buying inside a municipality, and it is worth knowing which one you are doing.
This is the most extreme version of a trap that runs through the whole south metro. In Fayetteville or Jonesboro the mailing address covers more ground than the city. In Sharpsburg the ratio is dramatic.
The town itself
The community of Sharpsburg was founded in 1825 and incorporated as a town on December 13, 1871. It is named for Judge Elias Sharp, who owned one of the first houses there and helped incorporate the community. The town describes itself as “a small rural incorporated village” on “a small, rolling plateau” in the east-central part of Coweta County, “some six highway miles from the Coweta County boundary with Fayette County”.
The original town limits were a circle with a quarter-mile radius drawn from the depot of the Savannah, Griffin and North Alabama Railroad – which tells you what Sharpsburg was for. The town grew with agriculture into the early 1900s, declined through the Depression years, and has grown slowly and steadily since 1940. Town Hall is on Main Street.
East Coweta and the surrounding county
The area that shares the Sharpsburg address is mostly subdivisions and larger-lot rural properties spread across east Coweta County, between Newnan and the Fayette County line. Coweta County counted 146,158 residents in 2020, and a good deal of that growth has happened in this corner, because it is the part of the county closest to Peachtree City and the Highway 74 corridor.
What you get here is generally more land per dollar than inside Peachtree City, with the trade-off that you are on county services and a county road network, and that the nearest town centers – Newnan, Senoia, Peachtree City – are all a drive away rather than a walk.
The live listings at the top of this page cover the Sharpsburg address area as the MLS defines it, which is the honest way to see what that corner of the county actually has for sale.
Schools
Public schools are run by the Coweta County School System, a county-wide district. East Coweta High School, at 400 McCollum-Sharpsburg Road with a Sharpsburg address, serves this side of the county and takes in roughly 3,300 students; East Coweta Middle School is also in the area. The county’s other comprehensive high schools, Newnan High School and Northgate High School, are in Newnan.
Because the Sharpsburg address covers so much ground, the zoned schools genuinely vary from one part of it to another. Confirm the zoned elementary, middle and high schools for a specific address with the district, and get current performance information from the district or the Georgia Department of Education.
Getting around
Highway 16 runs through the southern part of Sharpsburg: west about ten miles to Newnan, southeast about seven miles to Senoia. Highway 54 runs northeast about five miles to Peachtree City, which for most buyers here is the important one – it is the route to the shops, the restaurants and the offices on the Highway 54 corridor.
Highway 154 begins at Highway 54 in Sharpsburg and runs northeast through Palmetto and into Fulton County. For the interstate, I-85 is reached either at Exit 47 in Newnan to the west, or by going up through Peachtree City and Tyrone to Exit 61 in Fairburn.
The practical point is that nothing here is far, but everything here is a drive. If you are moving from a place where you walked to things, test that before you commit.
Buying in an unincorporated area
A few things work differently outside a city. Water may be county water or it may be a well; wastewater may be county sewer or it may be a septic system, which has its own inspection and maintenance requirements. Road maintenance, rubbish collection and permitting all run through Coweta County rather than a town. Some larger properties carry agricultural or conservation-use tax arrangements that transfer, or do not, with the sale.
None of that is unusual in this part of Georgia, and none of it is a reason not to buy here. It just means the due diligence list on a Sharpsburg-address property is a little longer than it is on a house inside Peachtree City, and it is better to work through it before you are under contract.
Buying in Sharpsburg: what to check
- Whether the house is inside the Town of Sharpsburg – population 327 – or, far more likely, in unincorporated Coweta County.
- Water and wastewater: county water or a well, county sewer or a septic system, and when the septic was last inspected and pumped.
- The zoned elementary, middle and high schools for the exact address – confirm with the Coweta County School System, because the Sharpsburg address covers a lot of ground.
- Any agricultural or conservation-use tax arrangement on larger parcels, and whether it continues after the sale.
Two things apply anywhere in Georgia. Closings are conducted by a licensed Georgia attorney, not a title or escrow company. And once you own the home and live in it as your legal residence on January 1, you can apply for the homestead exemption with Coweta County – the usual deadline is April 1 for that tax year. Some local governments offer additional exemptions, so ask the county what applies to your address.
